About James

     I grew up in upstate New York, which is a whole other world than the City of New York that comes to most people's mind, when I tell them where I'm from. Vestal NY is near Binghamton and just north of the Pennsylvania border. As the birthplace of companies like IBM, Endicott-Johnson and Singer-Link, it was a fantastic place to grow up with a booming tech economy and natural beauty unique in every season.

     Mom & Dad were very typical of the Greatest Generation in that Mom took care of the home and Dad brought home the bacon in what seemed to me, as a kid, a normal middle-class lifestyle. I realize now that while we wanted for nothing, everything we had was hard earned. At an early age Dad instilled a hard work ethic that is ingrained in my business practices. If I wanted something, I had to earn it.

     As a boy I was always looking for ways to make money. My best friend and I started a lawn mowing business long before it became an industry. We had work every week and thought we were RICH! My first real job as an employee was changing tires and delivering appliances for Goodyear. It taught me how to relate to people and that it's OK and honorable to get your hands dirty. The following years included working third shift in a foundry and starting a painting business.

     I graduated from Hartwick College with a degree in Russian and a minor in Education, intending to teach. I married my high school sweetheart, Donna, soon after graduation. Unfortunately, the country was in a recession at the time and schools weren't hiring. As a newlywed, I needed steady income so I talked my way into advertising sales at a local weekly paper. (My family had actually owned the paper at one time, but that's another story!) It was a great job that got me out on the street and taught me that you need a system to talk to as many people as possible to make sales.

     After a year of advertising sales (my last real job as an employee) I got a real estate license at the age of 22. Years earlier Dad had transitioned from radio and television advertising to real estate and opened his own company with a partner. Instead of working for Dad, I started with with a good friend of his to avoid Boss's Son Syndrome. Again, I had to earn my income and reputation on my own.

     Fortunately, this was a time in the industry when few franchises or regional offices existed and small independent offices were the norm. Dad's competitive real estate buddies all welcomed me like Dutch uncles and were always willing to help the kid. I couldn't wish for better training. They taught me that helping, training and educating other agents makes everyone better as an industry and our buyers and sellers all benefit with easier transactions as a result.

     Anyone who has ever worked as a real estate agent will tell you how hard it is getting started and to live on commission income. I developed additional income streams buying income producing properties and teaching real estate licensing classes. The first provided valuable hands-on education in investment property and management. Teaching expanded my industry knowledge and presentation skills.

     In 1987 my father and I established Trevitt Realtors and ran a successful independent brokerage for over 30 years until affiliating with EXIT Realty Homeward Bound. During this time I served as President and Director of the Greater Binghamton Association of Realtors. I chaired multiple association committees including Professional Standards, Grievance and Multiple Listing. I was honored by my peers twice as REALTOR of The Year, for service and professionalism. I also served as President of the Southern Tier Home Builders and Remodelers Association.
In 2017 we moved to the Eastern Shore to be closer to my daughter and grandsons who live in Annapolis. Daughter #2 lives in Europe, but that gives us an excuse to travel! We were fortunate to find a big rancher in Prospect Bay. The Eastern Shore reminds us of New York in many ways but without the SNOW. The community and various clubs have been exceptionally welcoming and made our transition easy. We continue to maintain a lake property in Northern PA and go back and forth during the summer.

     In 2018 I obtained an additional Maryland license with EXIT On The Bay Realty, Kent Island, MD. We now have offices on Kent Island, Easton and Cambridge as well as franchises across North America. No matter where you are coming from, or going to, we can help you buy or sell.

     I provide clients over 40 years and hundreds of sales worth of experience and knowledge to get the job done. I specialize in residential home sales, buyer agency, luxury homes, waterfront homes, second homes, 55+ communities, new construction, land and acreage sales.

     When time and money allow, I enjoy golfing, fishing, scuba diving and traveling around the world.
