James Miculka

James R. Miculka is a lifelong resident of San Antonio and a seasoned real estate professional serving clients throughout Bexar County and Comal County. With more than seven decades of deep-rooted knowledge of the region, James offers clients a unique, generational perspective on the growth, development, and long-term value of Central Texas real estate.

As Senior Vice President of EXIT Realty Advisors, James is part of a brokerage recognized for leadership, innovation, and results-driven service. The firm is led by Broker/Owner Cher Miculka, a Past Chair of the San Antonio Board of Realtors and a recognized leader in the Texas real estate industry. This level of brokerage leadership translates into elevated training, market expertise, and client service standards across the organization.

James brings extensive hands-on experience in custom home construction, design, and residential redevelopment, having personally built three custom homes and transformed 17 additional properties into primary residences for his family. This practical expertise provides clients with valuable insight when evaluating homes, renovations, land opportunities, and long-term investment potential.

Before transitioning into real estate, James dedicated 49 years to public education as a band director and district administrator, where he developed advanced skills in leadership, communication, problem-solving, and strategic planning. These competencies now directly benefit his real estate clients—whether guiding first-time homebuyers, advising seasoned sellers, assisting veterans, or supporting senior clients in major life transitions.

Known for his consultative approach, James prioritizes understanding each client’s vision and aligning it with market opportunities. His ability to combine creative vision with real-world property potential allows clients to make confident, informed decisions in competitive markets.

Outside of real estate, James is an accomplished professional trumpet musician and entertainment production developer with over 50 years of experience. He shares a passion for music with his wife, Cher, a professional vocalist, along with their children and grandchildren—many of whom are accomplished artists. In his personal time, he enjoys golf and fishing, appreciating the balance they bring to a dynamic professional life.
