Currently permitted and approved by zoning, buildings, and fire department, we are allowed up to 49 occupants, 1400 gross sq ft with single means of egress in place. 1 stand alone ADA compliant bathroom, roofing, decking, handrails, new dedicated electric and gas meter if required for cooking, heat lamps. Not included would be furniture, fixtures, equipment, bars, outdoor kitchen, etc. This is exterior space only. Spaces on first floor have been leased for 5 years and are in year 1.
