In compliance with an Order Declaring Estate Insolvent, for Default Judgment and to Sell Real Estate of the Chancery Court of Polk
County, Tennessee, Probate Division, entered January 19, 2021 and an Amended Order Declaring Estate Insolvent, for Default
Judgment and to Sell Real Estate entered August 9, 2024 in The Estate of Helen Deloris Cochran, Docket No. 2020-PR-28, the
following property located in Polk County, Tennessee will be sold at PUBLIC AUCTION to the highest and best bidder. The sale
will be conducted on the premises and online bidding will be available. The sale will be conducted by American Auctioneers, LLC.

Beginning at a 1.5'' pipe found, corner to Burke (331-1) and in the line of Tricomi (309-17); thence S 85 deg. 48' 25'' W 160.01 feet along Burke to a 1.5'' pipe found; thence
N 16 deg. 23' 35'' W 203.58 feet along Burke to a 3'' pipe found; thence N 78 deg. 00' 25'' 89.89 feet to a point; thence N 11 deg. 59' 35'' W 74.33 feet to a point; thence N
78 deg. 00' 25'' E 64.27 feet to a point in the centerline of the 15-foot easement; thence N 78 deg. 00' 25'' E 50.11 feet to a point in the line of Tricomi; thence S 06 deg. 14'
22'' E 74.71 feet along Tricomi to a point; thence S 06 deg. 14' 22'' 225.83 feet along Tricomi to the point of Beginning, being 1.06 acre, more or less, according to the
survey of Doyle McCracken, TN RLS #745, dated May 2022, being designated as The Property of Helen Cochran.

W 24.21 feet to Cutcher Street, according to the survey of Doyle McCracken, TN RLS #745, dated May 2022,as shown on the survey designated The Property of Helen
Cochran.

The terms for the sale are 10% of the purchase price to be paid the day of the sale by cash, certified check, cashier's check, or
personal check with bank letter verifying funds, with the balance to be paid in full upon confirmation of the sale by the Court and
delivery of a Special Commissioner's Deed, with no bidding allowed other than at the auction. Said sale will be subject only to the
approval of the Court. The purchaser shall be responsible for payment of the complete survey fee. The sale will be conducted with a
10% buyer's premium. In the event the successful bidder does not complete the sale when the Court has approved same, the 10%
down payment will be forfeited.
The property is being sold in bar of redemption and ''AS IS'' without warranties of title or seisin.
