What the Sellers want you to know: This house has truly been the perfect starter home for us. Though the space is cozy, it’s surprisingly mighty. We’ve hosted countless friends and family over the years. It quickly became the go-to meeting spot, a little hub for our circle. One of the things we’ve loved most is how close we are to some of our favorite places. We’ve spent sunny afternoons riding bikes with our visitors to the zoo, coffee shops, and local restaurants. It’s such a unique and special way to experience the city. We’ve taken on a number of projects, but without a doubt, our favorite is the backyard. We transformed it into a space that brings people together, a little oasis for conversations, and quiet evenings under the trees. One of the best surprises was how the mature trees provide so much shade; even on those hot Texas summer days, the yard stays cooler and incredibly inviting. It became our favorite “room” of the house. The Ryan Place neighborhood has a strong sense of community. There’s a monthly newsletter with local updates, and the 4th of July is a big deal—complete with a neighborhood parade and an annual softball game against Fairmount, which Ryan Place has won the past five years. Our greatest hope is that you love this home as much as we have. She’s been good to us—filled with laughter, milestones, and quiet everyday joys. Recent updates include a new HVAC system, updated electrical panel, and water heater—all replaced in 2022—plus a brand-new roof installed in June 2025 for added peace of mind.
